Knowles Manor Senior Housing will consist of 94 one- and two-bedroom, market-rate quality units for seniors age sixty-two and over. The property, nearly ¾’s of an acre, is located at 3906 Knowles Avenue in Kensington, Maryland. Approximately 90% of the units will be reserved for households earning less than 60% of Area Median Income. The project is currently proceeding through the Montgomery County Site Plan approval process with strong support from the Town of Kensington.
The location is convenient to shopping, medical offices, transportation and a host of amenities such as Rock Creek Park, Kensington Library and the Holiday Park Senior Center.
A bus stop is located at the front entrance to Knowles Manor and several others are within walking distance. Knowles Manor is located less than ¼ mile from the Kensington MARC Rail Station and will be designed in a manner that encourages pedestrian movement and the use of transit.
Knowles Manor, LLC, is a joint venture which general partner is Communities Together Inc., (the “Developers”). Communities Together is a Montgomery County based non-profit organization that provides affordable housing and services to residents of more than 3,000 local affordable residences. The development team has developed over 5,000 units of affordable housing in more than 30 individual rental projects in Maryland, Washington, DC, and Virginia.
The project is comprised of a single five-story building with two elevators and one level of underground parking. The exterior includes a mixture of brick, cementitious siding, green screens and Energy Star windows. Units will feature electric ranges, Energy Star refrigerators and dishwashers, high efficiency central HVAC, and a combination of carpet, tile and low-VOC vinyl plank flooring. Community amenities include a library, computer room, exercise room, activity room, wellness center, laundry room and several outdoor landscaped gathering spaces. Many units will have balconies. Construction is expected to start in the first quarter of 2020 with move-ins commencing in the second quarter of 2021.
As currently planned the development will offer
affordable rental units in the following income tiers:
· 80% of units at or below 60% of AMI
· 10% of units at or below 30% of AMI
· 10% of units at 80% of AMI
Rents depend on the type of unit and the size of a household.
Communities Together, Inc. (CTI), is a Maryland 501C3 non-profit that provides and coordinates resident services for an affordable housing portfolio of twenty-two projects with 3,200 units in Maryland, DC and Virginia including seven affordable senior housing communities with 740 units.
CTI’s approach is to actively engage the residents in determining the type of activities and services required at each site. CTI works with the site management staff and the residents for the delivery of desired activities and services. The “resident engagement” model promotes resident buy-in and constructive participation in the community.
